We buy houses in Stoke-on-Trent and Newcastle-under-Lyme. This policy explains, in plain English, what we do with the information you give us and what your rights are under UK data protection law (UK GDPR and the Data Protection Act 2018).

What we collect, and why

When you ask for an offer we collect your name, email address, the property address and postcode, property type, number of bedrooms, and a phone number if you choose to give one. We use these to work out and send your cash offer range and to contact you about your enquiry. Our lawful basis is legitimate interest — you've asked us about selling your property, and this is what's needed to answer.

On the condition page we ask how you'd describe the property's condition and whether certain issues apply (for example red ash or structural movement). This only refines your offer range. These answers describe the property, not you.

Follow-up emails. After your enquiry we may send a small number of follow-up emails about it (typically three, then we stop). Every email has a one-click unsubscribe which we honour immediately. We rely on the "soft opt-in" rules for contacting you about our own service after your enquiry.

Protecting our forms (Cloudflare Turnstile). We use Cloudflare Turnstile to stop automated abuse of our forms. It runs invisibly in the background — there's usually nothing for you to click — and assesses signals from your browser and device, including your IP address and browser characteristics, to tell real people apart from bots. Cloudflare processes this on our behalf as our processor, purely for security. It sets no advertising cookies, and none of it is used for tracking, profiling or marketing. Anonymous usage measurement. We measure how the website's pages and forms are used — page views, how long pages are open, and which form field someone was on if they leave — using a random temporary identifier that isn't linked to you and is discarded when you close your browser tab. We never record what you type before you press submit, we don't use advertising cookies, and we don't build profiles.

What we do NOT do

We don't sell your data. We don't share it for marketing. We don't use it for automated decisions with legal effect — the offer range you see is indicative and always confirmed by a human visit before any actual offer.

Who processes your data

We use Cloudflare (website hosting and database, operating under their data processing terms) and Resend (sending our emails). Both act as processors on our instructions. Leads are also visible to the small team who arrange visits and offers.

How long we keep it

If your enquiry doesn't go ahead, we delete your details 12 months after the enquiry closes. If you sell to us, we keep transaction records as required by law. Unsubscribing stops emails immediately.

Your rights

You can ask us to show you the data we hold about you, correct it, or delete it ("right to erasure") — use the form on our contact page or write to the address above and we'll act within one month. You also have the right to complain to the Information Commissioner's Office (ico.org.uk).
